Terms and Conditions
The general terms and conditions regulate the contractual relationship between landlord and tenant, and shall be deemed to be recognised upon the establishment of the contract through the payment of the agreed prepayment/total payment. See below conditions.

Booking
The rooms are only to be occupied by the specified guests. Any additional use (overcrowding) requires the consent of the landlord.

Smoking and animals
Because of the general security and fire protection devices, smoking is only permitted on the terrace. We ask for consideration of other tenants.
Animals are not allowed without confirmation of our consent on your booking.

House Rules
In compliance with the following ground rules, we would like to particularly mention
- The rental spaces are to be kept clean, well ventilated and looked after.
- Noise is to be avoided, especially in the period before 7.00am and after 10.00 pm.
- The front door is to be locked when out.
- Garbage and waste materials are to be separated according to the types of waste in the appropriate containers for disposal.

Equipment and condition of the apartment
The rented apartment is completely furnished, newly equipped and in a very well-maintained condition. Should you during your stay at the apartments notice any shortcomings, please report them immediately. Please also let us know about damage caused by you. For damages caused by improper use, the tenant is liable. Potential replacement purchases may be made by the landlord. If a key is lost the cost of a spare key is borne by the tenant.
The apartment is to be swept before departure. The cleaning is done by the landlord.

Booking enquiries and reservations
- First look in the booking calendar for your booking period
- then read through the comments in "Important prior to booking"
- then send us an email using the booking form

Step 1:
Check availability in the booking calendar.
Step 2:
Fill out the booking form and send it to us.
Please also give us your telephone and mobile phone numbers when booking so we can confer with you if necessary.
Step 3:
We will send you, usually within 2 days, the booking confirmation and the invoice, and will hold your reservation of the apartment for max. 5 days.
Step 4:
You transfer the deposit of the invoice (30% of accommodation fee) to our account.
Step 5:
When your deposit is received, we will confirm the receipt of the deposit and the reservation of the apartment for the date(s) you requested shall be binding.
Step 6:
You must pay the remaining balance by bank transfer to our account no later than 14 days before commencement of travel.
When not paid on time, the landlord of the apartment can rent to someone else. For rental at short notice, payment shall be made in cash, and a receipt shall be issued, prior to handing over the key.

Cancellation
The tenant may at any time cancel the contract in writing. For the period booked and the notice given, the following cancellation fees are to be paid.
Cancellation 60 days - 15 days before departure: 30% of the rental fee.
Cancellation 14 days to 3 days before departure: 50% of the rental fee.
Cancellation within 2 days before departure or no show: 100% of the rental fee.

The cancellation date is considered the date of receipt of your written statement to us.
The payments made by you will be deducted from the cancellation fees. No refund of the rental price will be given for early departure.

The obtainment of travel cancellation insurance is recommended.

Arrival and departure
On the day of arrival, you can move into the apartment in principle from 3pm. If you arrive earlier, let us know. Upon arrival, you will be asked to present a form of identification.

On the day of departure, you must sweep, wash dishes, return all keys and vacate the apartment by 10.00am.
